Planning & Detailed Design (RIBA Stage 3)

Detailed Architectural Design
Once the concept is approved by the client and is aligned to the project brief, Zinc will progress into the detailed architecture design stage. The team will develop the:
- coordinated the design with structural design (alongside structural engineers if required)
- design will be reviewed alongside current building regulation requirements
This stage generally concludes with the a successful planning application (if planning is required).

Planning Applications
The process of pre-application planning negotiations, public enquiries and stakeholder consultations generally culminate in planning applications. Zinc prepares the information and submits, either directly or alongside Planning Consultants, at the end of the Design Development period. 
We draw together the input from the entire design team:
- Ecology
- Conservation
- Highways
- Building & Planning Regulations
- Archaeology
- Enviromental & Sustainability


Sustainability Reports
We can perform assessments of the feasibility of various sustainability methods and response to the context at Brief/Concept stage and onwards. Reports can be aligned to specific methodologies such as BREEAM.
 If required we can liaise with specialist consultants depending on the demands of the project.
